Do I need a degree to be a realtor in Ontario?

No. There is no degree requirement for an Ontario real estate license. You only need to complete the Humber pre-registration program and register with RECO.

You do not need a college degree, university degree, or even a high school diploma to become a real estate agent in Ontario. The only education requirement is completing the Humber pre-registration program (Courses 1-5 plus Simulations 1 and 2).

RECO does not ask about your education when you register. The only document related to education they require is proof of Humber program completion, which Humber transmits directly to RECO when you finish.

That said, most brokerages prefer to hire candidates with at least a high school diploma. Some larger brokerages — especially commercial-focused firms — prefer agents with post-secondary education for the analytical content of commercial deals. This is a hiring preference, not a regulatory one.

The math content in Humber Course 4 (commercial transactions) and the calculations on Simulation 2 are at a high-school algebra level. Students who struggled with high-school math sometimes find these courses challenging, but no formal math prerequisite exists.

Mature students returning to school often worry about the Humber program being academic-heavy. It is not. The content is practical and applied — most successful students have professional or trades backgrounds rather than academic ones.
