Is the Humber real estate exam open book?

No. All Humber real estate exams (Courses 1-4, Simulations 1-2, and Broker Qualifying) are closed book and proctored by Meazure Learning.

No, Humber real estate exams are not open book. Every exam in the salesperson and broker programs is closed-book and remotely proctored or in-person proctored by Meazure Learning, the third-party testing service Humber contracts with.

You cannot use a textbook, notes, slides, or printed materials of any kind during the exam. The proctor monitors your environment via webcam (online) or in person (test centre) and can pause or void the exam if they observe a violation.

A small number of approved materials are permitted: a basic four-function or financial calculator (for Courses 3 and 4 specifically), a single blank piece of scratch paper that the proctor reviews before and after the session, and a clear water bottle without a label. Headphones, smartwatches, second monitors, and phones are all prohibited.

Violations of the closed-book rule can result in voiding your exam attempt and, in some cases, removal from the program. RECO is notified of major proctoring violations, which can affect future registration eligibility.

Because the exam is closed-book, exam-style practice matters more than reviewing notes. Most students pass on the first attempt by drilling exam-format questions until concepts surface from memory rather than reading the textbook one more time.
