RECO Application Portal: How to Apply for Your Real Estate License
Apply for RECO registration at reco.on.ca/registration after completing the Humber program. You'll need brokerage sponsorship, a vulnerable-sector check, and the $590 fee.

What this portal is
The RECO application portal is where pre-registration candidates apply for their initial Ontario real estate registration after completing the Humber program. You access it from RECO's registration page — note that this is a different system than RECO MyWeb (which is for already-registered professionals).
How to use it

Complete the Humber pre-registration program (Courses 1-5 plus Simulations)

Obtain a vulnerable-sector criminal record check from your local police (valid 6 months)

Secure brokerage sponsorship — interview 2-4 brokerages during Course 5

Go to reco.on.ca/Registration and start the application

Pay the $590 registration fee and submit

Wait 1-3 weeks for RECO approval; you receive your registration certificate by email
Common problems
I just finished Humber but my application says "education not verified"
Humber transmits course completion to RECO automatically, but there's usually a 1-2 business day lag. Check the next business day. If it's still missing after 5 days, contact Humber to confirm your transcript was sent.
My vulnerable-sector check expired
Vulnerable-sector checks are valid for 6 months. If yours has expired, request a fresh one from your local police service. Most services issue them in 5-10 business days.
I don't have a brokerage yet
You can't complete the application without brokerage sponsorship. Most students secure a brokerage during Course 5. If you finish Course 5 without one lined up, your eligibility expires 12 months from completion — you have time but don't delay indefinitely.
I have a criminal record I need to declare
Disclose proactively in the suitability section. Hidden records discovered after registration are treated as more serious than the underlying offence. RECO reviews records case-by-case under their suitability framework — many minor or older offences are approved.
I'm being asked for a Statutory Declaration
RECO requests a Statutory Declaration when your background screening surfaces an issue requiring explanation. Complete the declaration in front of a Commissioner of Oaths or Notary Public. Your brokerage manager or local lawyer can usually witness for free or nominal cost.
